The market is definitely switching to a more buyer-friendly real estate market. While rates continue to stay in the 6’s there are several silver linings about buying a home right now. There is a growing inventory of available homes for one to purchase. More selection allows for a buyer to be more selective. It also generally allows for them a greater negotiating power due to more competition. Several transactions now are seeking seller paid concessions, many of which the buyers are using to either help cover closing costs or buy their rates down. This is a good thing for buyers. If rates were to rapidly be cut, you would see a mass influx of buyers return to the market which would drive it back to a sellers market resulting in higher home prices and less negotiating power.
